Findings in a recent report into the future of office working, point to the office development at Basin Square being a recipe for success.
In terms of future demand, location and design, the planned 4,000sqm of B1 and A1/A4a high quality office accommodation across seven stories at Basin Square in Chesterfield Waterside ticks all the boxes.
Despite the rise in home working, in a survey conducted by Savills, it found that 89% of respondents believe that physical office space will remain a necessity for companies to operate successfully. Sixty per cent also believe the office is best placed for colleague collaboration, particularly those aged 18-24 who are likely to prefer working in the office to help to learn, be seen, network and collaborate.
The report also found that there will be a shift from a preference for city centre office space to localised offices. Large companies from the banking sector, have already indicated their lower appetite to occupy the large corporate HQ and instead are adopting ‘hub & spoke’ strategies when it comes to office space.
The report also found that dispersed teams, created by the move away from a single, expensive city centre offices to multiple regional office hubs, may also have the benefit of enabling businesses to access a new and broader client reach.
Basin Square’s location lends itself perfectly to the ‘hub & spoke’ model. It is situated on the doorstep of Chesterfield Train Station – a mainline railway from which London is just a 110-minute journey. Chesterfield Train Station has also been earmarked for an HS2 stop in 2034, which will reduce the travel time to the Capital to just 90 minutes.
The report also points to future office design solutions delivering skylights, large windows, operable fresh air opportunities London, rooftop terraces, vegetation, balconies and courtyards. With planning approval secured for a roof top terrace on the office building, together with the planned public realm, the offices meet the anticipated future demand of employees.
The development also runs alongside the Chesterfield canal and adjacent to the River Rother, offering residents at Waterside Quarter and workers at Basin Square ample opportunity for cycling and walking. It is also located within walking distance of Chesterfield town centre, which boasts a plethora of hight street stores, independent shops, an historic market as well as cafes, restaurants, pubs and bars.
Construction of Phase 1 of the £70 million Basin Square scheme is due to commence in 2020. As well as the office building, once complete, Basin Square will also boast 310 Built to Rent apartments, an 84-bedroom hotel and a 442-space multi-storey care park.
