The UK’s number one property website, Rightmove, has ranked Chesterfield as the happiest place to live in the East Midlands in its 2023 Happy at Home index.
Chesterfield ranked ahead of Nottingham and Derby in the East Midlands region and ranked 73 overall in the UK out of 218 areas.
Rightmove’s Happy at Home study was completed by more than 26,000 UK residents.
The study showed that the most important contributors to happiness were feeling a sense of pride, belonging and community. Access to green space and nature is also important to residents, with those living in a rural area near a national park, or an Area of Outstanding Natural Beauty, more likely to feel happy where they live. And when it comes to access to green space, Chesterfield ranks as one of the top towns and cities in the UK.

In the UK’s Green Giants market research exercise, Chesterfield was placed in the overall top spot for the best areas in the UK for residents to access green space. The research covered the top 100 towns and cities by population outside London.
Chesterfield scored 30.8 out of 40, with scores accounting for factors such as the distance people must walk to reach their nearest park, public garden or playing field, and the number of homes with private outdoor space, based on figures from the Office of National Statistics and current listings on Rightmove.
According to the research, 95 per cent of all homes and flats in Chesterfield have green space – with an average size of 249 square metres – which was the highest proportion of any area included in the study in the country. Chesterfield’s properties are also an average 296 metres from their nearest public green space.
With access to green space being a key factor in happiness it is no surprise that all 173 homes at Waterside Quarter have sold. The rate of sales at Waterside Quarter made it one of Avant Homes fastest selling developments.
Chesterfield Waterside is also close to the beautiful Peak District National Park. It is Chesterfield’s proximity to the Peak District that has attracted major investment to the borough including the £300m PEAK, an all-year-round round leisure education, wellness and entertainment destination.
With the Waterside Quarter residential phase now complete and large floorplate office, One Waterside Place, fully occupied, developer Bolsterstone Group PLC has turned its attention to the delivery of the hotel, residential, retail, and multi-storey car park elements within the Basin Square neighbourhood.
It is through its public/private partnership model that Bolsterstone is transforming cities and communities throughout the region, creating new places to live, work and invest. In addition to Chesterfield Waterside, current developments being brought forward by Bolsterstone, include West Bar in Sheffield, New Bolton Woods in Bradford and Moneystone Park in Staffordshire.
